ABOUT THE ORGANIZATION:
Memphis Area Neighborhood Development Corporation (MANDCO) is guided by a vision of renewal of community spirit and a re-commitment to community revitalization. MANDCO’s holistic approach to neighborhood redevelopment involves offering supportive services, economic development and affordable housing programs. The organization was founded and operates on the basis of partnerships that involve area residents, businesses, private enterprises and local, state and federal government agencies.

The organization is challenged to provide affordable housing for single mothers who have limited resources. Presently, MANDCO manages the 28 rental housing, occupied primarily by female heads of households. The rents are structured to serve families who are 50 percent or below of the median income. The majority of the residents are self-supportive, employed in skilled, as well as unskilled, positions. The long range goal of the organization is to become more proficient in providing affordable housing to a diverse population, ultimately developing housing for sale to moderate-income families and commercial redevelopment.

HISTORY:
MANDCO was incorporated under the laws of the State of Tennessee as a non-profit corporation in 1988. The tax exempt status under the Internal Revenue Code, as a 501 (C)3, was filed when the organization began operations in a south Memphis community in October 1990.

A six block residential area of detached homes became the focus for scattered-site revitalization to address the severely blighted conditions. This project paved the way for housing programs that changed the direction for Community Housing Development Organizations (CHDOs) in low-income neighborhoods. Abandoned and neglected units, acquired and renovated for sale or lease to low and very low-income families, have provided more than 30 single-family units at affordable rates.

MANDCO also completed the acquisition and rehabilitation of a 314 unit multi-family LIHTC housing project. The George Washington Manor Apartments renovation effort addresses the critical need for low to moderate income multi-family housing in the southwest Memphis corridor.
