MISSION:
To work to rebuild, restore and renew our community’s families, and the environments in which they live through housing, economic development, and social services.

 

ABOUT THE ORGANIZATION:
The Works, Inc. is a community development corporation serving South Memphis, Tennessee and the Greater Memphis area. We are dedicated to the holistic renaissance of our community through the provision of services in areas of housing, economic development, education, and advocacy. The vision of The Works, Inc. is to usher in the total, holistic, and healthful renaissance of our targeted community in South Memphis; to deliver its very rebirth.

The Works, Inc., a United Way Agency, along with its partners – City of Memphis Division of Housing and Community Development, Seedco, the Federal Home Loan Bank of Cincinnati, SunTrust Bank, Regions Bank, the Shelby County Department of Housing, and HUD – are working together to make affordable housing attainable in the South Memphis community.

HISTORY:
In July 1999, we were approved as a Community Housing Development Organization. In February 2003, they were certified by the U.S. Department of Housing and Community Development and by the Tennessee Housing Development Agency as a comprehensive counseling center. A particular emphasis of The Works – as its charter states – is “the development, ownership, and operation of housing for low and moderate income families and persons, and elderly and/or handicapped low and moderate income families and persons, under private and/or governmental housing programs.” To that end, The Works has developed 32 single-family homes for affordable homeownership, 11 of which were rehabilitated homes. In May of 2002 The Works also opened Alpha Renaissance Apartments. This 80-unit development was constructed using Low-Income Housing Tax Credits, and services the rental housing needs of households at 60% or below of the Memphis Median Area Income as defined by HUD.

 

SERVICES:
In order to provide a suite of services complimentary to affordable housing, The Works has expanded its offered services beyond housing construction to include:

  • HUD-Certified Counseling - The Works offers free comprehensive housing counseling services for residents of the City of Memphis and Shelby County, Tennessee. This program provides high quality, customized counseling services to clients based on their individual needs and goals. Available counseling topics include: Financial Literacy Training, Credit Counseling, Rental Counseling, Pre-Purchase Counseling, Post-Purchase Counseling, and Mortgage Default / Foreclosure Prevention Counseling.
  • Minor Home Repair Services - Through this program The Works provides minor home repair services to low-and moderate- income elderly homeowners in the City of Memphis at no charge. Currently in its fifth year, this program has assisted over 179 homeowners in receiving badly needed repairs to their homes. The program is specifically dedicated to addressing critical needs and focuses on trouble areas including leaking roofs, plumbing problems, heating and cooling, electrical issues, etc.
  • Circles of Success Learning Academy - The Works acts as the founding corporate sponsor of this Memphis Charter school. The mission of the Circles of Success Learning Academy is to educate the whole child to function productively at the middle and secondary schools levels and ultimately in a global, pluralistic, technologically advanced society. The school is designed to offer an alternative route to excellence in education for student in grades K-5, to holistically encircle students with the models, methods, and academic means of success, with special accommodations for students who are at risk of not fulfilling their full potential in traditional educational settings.
  • Regions Mortgage Education Partnership - This program is an extension of our counseling services, which sees The Works to provide credit counseling and homebuyer education counseling services for low- and moderate- income clients of Regions Mortgage in the Memphis market.
